BACKGROUND:
The overwhelming majority of title deeds do not provide any guidance in regards to fences. We wanted to ensure those that do not have fences are not burdened with the costs of maintaining a fence.
Any fence between properties will be maintained on a ‘shared cost basis’ between such properties.
Where there is no bordering property the fence shall be maintained at the full cost of said property.
All repairs should be on a ‘like for like’ basis.
Any painting/staining of all external (to your property) fence panels should be in keeping with the estate.
Where disputes arise, COMC will arrange for remedial works to be completed and then charge the individual(s) accordingly.
Where maintenance is not performed to the correct standard, not in keeping or not completed in a timely manner the COMC will arrange for remedial works to be completed and then charge the individual(s) accordingly.
The above applies to walls also.
